Overview

Blocking dates is essential for managing property availability. Whether it's for scheduled maintenance, owner stays, or simply holding dates for potential direct bookings, Boom PMS makes it easy to block and unblock dates across all your connected channels.

When you block dates in Boom PMS, the blocked status automatically syncs to all connected channels (Airbnb, Booking.com, VRBO, etc.), preventing double bookings and keeping your availability accurate everywhere.

How to Block Dates

Method 1: Click and Drag on Calendar

The quickest way to block dates:

  1. Navigate to the Calendar tab
  2. Find the property you want to block
  3. Click on the start date and drag to the end date
  4. In the popup that appears, select "Block Dates"
  5. Choose a block type (maintenance, owner stay, etc.)
  6. Add an optional note explaining the reason
  7. Click Save

Method 2: From the Blocks Tab

For a more structured approach:

  1. Click the BLOCKS tab at the top of the calendar
  2. Click the + Add Block button
  3. Select the property from the dropdown
  4. Choose start and end dates
  5. Select the block type
  6. Add notes if needed
  7. Click Save

Block Types

Boom PMS supports different types of blocks to help you categorize and track why dates are unavailable:

Type Use Case
Manual General-purpose block for any reason
Maintenance Property repairs, cleaning, or renovations
Owner Stay When property owners are using the property
Hold Temporarily holding dates for potential direct bookings
Seasonal Closure Properties closed for a season

Managing Existing Blocks

View All Blocks

The BLOCKS tab shows all your blocked dates in a table format:

  • Listing - The property with blocked dates
  • Start Date - When the block begins
  • End Date - When the block ends
  • Type - The category of block (manual, maintenance, etc.)
  • Note - Any notes added when creating the block

Use the filters at the top to search by property or block type.

Edit or Delete a Block

To modify an existing block:

  1. Find the block in the Blocks tab or click on it directly in the calendar
  2. Click on the block to open the details panel
  3. Make your changes (dates, type, notes)
  4. Click Save to update or Delete to remove
Unblock Dates

To make blocked dates available again:

  1. Click on the gray "Blocked" bar on the calendar
  2. Click Delete Block or Remove
  3. Confirm the deletion

The dates will immediately become available and sync to all connected channels.

Pro Tips

Always Add Notes
Adding detailed notes when blocking dates helps your team understand why dates are unavailable. This is especially useful for maintenance blocks - note what work needs to be done.
Channel Sync
Blocks sync automatically to all connected channels. You don't need to manually update Airbnb, Booking.com, or other platforms - Boom PMS handles it for you.
Watch for Existing Reservations
You cannot block dates that already have confirmed reservations. If you need to block dates with existing bookings, you'll need to cancel or relocate those reservations first.
Use Recurring Blocks
For regular maintenance schedules (like monthly deep cleaning), you can set up recurring blocks so you don't have to manually block the same dates each month.
